Commercial Real Estate Analyst Intern

Commercial Real Estate Analyst Intern: 

AQRE Advisors is looking for an analyst intern to join our team.  In this role, you will be responsible for conducting market research, financial analysis, and due diligence to support decision-making processes related to commercial real estate investments. They analyze property data, market trends, and financial statements to provide valuable insights to clients and stakeholders. The analyst collaborates with real estate brokers, investors, and developers to assess property values, risks, and potential returns on investment.

Key Responsibilities:

Market Research:

  • Conduct thorough market research to identify trends, demographics, and economic factors affecting commercial real estate markets.
  • Analyze supply and demand dynamics, vacancy rates, rental rates, and other market indicators.

Financial Analysis:

  • Evaluate financials
  • l statements, cash flows, and pro forma projections for commercial properties.
  • Calculate key financial metrics such as net operating income (NOI), internal rate of return (IRR), and return on investment (ROI).
  • Prepare financial models to assess investment viability and potential risks.

Due Diligence:

  • Coordinate and participate in due diligence activities, including property inspections, environmental assessments, and legal reviews.
  • Analyze due diligence reports and identify any potential issues or risks associated with the property.

Property Valuation:

  • Assess property values using various methods, including comparable sales analysis, income capitalization approach, and replacement cost analysis.
  • Prepare appraisal reports and valuation summaries.

Reporting and Presentation:

  • Prepare comprehensive reports, presentations, and investment memoranda for clients and internal stakeholders.
  • Communicate complex financial and market data in a clear and concise manner.

Technology and Tools:

  • Utilize advanced software tools and databases for data analysis, financial modeling, and market research.

Qualifications:

  • Bachelor's or working towards a degree in finance, real estate, economics, or related field.
  • Strong analytical and quantitative skills.
  • Proficiency in financial modeling and data analysis using tools like Microsoft Excel.
  • Knowledge of commercial real estate principles and valuation methods.
  • Excellent written and verbal communication skills.
  • Attention to detail and ability to work in a fast-paced environment.
  • Experience with real estate software and databases is a plus.

Experience: Relevant work experience in commercial real estate analysis or a related field is preferred. Entry-level positions may be available for candidates with strong educational backgrounds, drive, and passion to learn in a fast-paced environment.
